Every student that selects a housing assignment and later cancels is subject to the cancellation fee schedule. If a student cancels after the start of the semester they are also subject to the housing fee refund schedule. Students participating in Education Abroad / Co-Op / Internship Programs should review specific instructions for University Approved Semesters Away.

 

Cancellation Fee Information

Your residence hall assignment and occupancy license is for the full academic year. Students should only select an assignment if they are certain they will live on campus. Students who select an assignment and later cancel that assignment to move off campus will be subject to a minimum $500 Cancellation Fee. The Fall 2025 and Spring 2026 cancellation fee schedules are available below.
 

Cancelling your Assignment for Next Semester

Students who wish to cancel their housing assignment for a future semester can request a cancellation in SPIRE under Housing > Room Assignment Changes > Room Cancellation.  Cancellation fees will be based on the date you request your cancellation.  

Please note: Students cancelling for spring semester are expected to properly check out by removing their belongings from the space and returning their key to the Residential Service Desk by no later than December 18 at 11:00am.  Failure to properly check out will void any earlier cancellation requests and students will be expected to complete a proper check out.  In these situations, the cancellation fee will be based on the date a student properly checks out of their space.

Cancelling your Assignment After the Semester Begins

Students who wish to cancel their housing assignment after halls open must remove their belongings from the space before requesting a cancellation. Once students have properly checked out, by removing their belongings and returning their key to their Residential Service Desk, they can send an email to @email to request a cancellation. Students who cancel their assignment during the semester will receive a credit based on the housing fee refund schedule below, if eligible.

$650 Cancellation Fee Period
Begins 12:00am, April 4

Ends 11:00 p.m., September 6

Housing Fee Refund Schedule

Students who cancel their housing assignment or withdraw from the university during the first five weeks of the semester are eligible for a housing fee refund. The refund is issued based on the date the student checks out of the residence hall room. Students who cancel to move off campus during the first five weeks are also subject to the cancellation fee schedule, which is also prorated to the corresponding week the cancellation is made. In order for the refund to be issued, the student must complete a full check out by removing all belongings from the space, turning in the key to the Residential Service Desk, and emailing @email to request a cancellation. Below is the housing fee refund schedule for a standard, non-break housing shared room for fall 2024. For information about other room type refunds, please contact the Residential Life Assignments Office.

New Student Cancellations

New students who receive an assignment and request a cancellation before checking in are subject to a $200 Cancellation Fee. This cancellation fee comes from the Enrollment Deposit for students who cancel because they are withdrawing. Students who cancel and remain enrolled at UMass Amherst will see the cancellation fee applied to the appropriate semester Bursar Bill.

Students who check in to their room and later cancel are subject to the Cancellation Fee and Housing Fee Refund Schedule outlined above.
